When people
call inquiring about Property Management, the questions we are usually asked are, "What
do you do?" "How much do you charge?" "How long have you
done this?" "Do you manage the type of property I own?"
Getting right
to the point, here are the answers.
What do you
do?
We basically
take on all of the functions of the landlord for your property.
We will look at
your property. If it is vacant, or if it is still owner or tenant
occupied, we will make recommendations as to what
needs to be done to make it rent ready, if anything is needed. We will
help establish a rental value. Will will advertise it, show it to
prospective tenants, screen the applications with credit checks, evictions
checks, talk to current and past landlords, employers, perhaps drive by their
current residence... In short, we will do everything we can to get a qualified
tenant who will pay the rent and treat the property with respect.

After a tenant
is approved, they will sign all paperwork and pay their move-in money to us.
We will continue to collect the rent and send you a monthly statement and check.
If the tenant
has concerns, repair issues, rent issues, or whatever, while they are a tenant,
they will contact us. We we will keep you in the loop regarding any major
issues, but you don't have to deal with the tenants directly.
What if there
are repairs? We have contacts with maintenance people in all trades.
They are independent contractors. We make no profit from their work.
If you have maintenance people you want us to use, or perhaps you want to do
some types of maintenance yourself, we will do everything we can to make that
work too.
What if your
tenant doesn't pay the rent? We have years of experience with the eviction
process. Often, with a new account, that's our first order of business because the
owner currently has a tenant who
needs to be evicted. We will work on the process efficiently and expeditiously.
What if you
already have a tenant? We will inspect the property, meet the tenants, go
over your paperwork, make recommendations, step in and take over.
How
much do you charge?
Our fees vary
with the type of property and, because we charge a percentage of the rent, it
varies with the rent amount.
For most single
family or small multiple unit properties we charge a vacancy fill fee to rent
the property. It
is not paid up front by you, but we charge it out of the tenant's move-in money.
If you already have a tenant, we of course, do not charge this fee, nor do we
have any "set-up" fee.
The percentage
we charge on a monthly basis generally ranges from 5% to 8%, again it varies
with the rent amount. You will find other management companies charge

How
long have you done this?
We began our
business in 1981 working out of a tiny office in Pomona. We soon moved to
a larger office on Arrow Hwy in San Dimas. In 1987 we purchased a building
on Arrow Hwy in La Verne. That is still our office. The Arrow Hwy
address has served us well. It is a well known route running throughout
much of the area that we manage property in. All told, we have been in
business for 27 years, specializing in residential property management.
Do you manage the type of property I own in the area I own it in?
We manage
residential properties ranging from single family homes, condos, duplex, triplex
or small multiple property buildings. Our largest account was a 232 unit
apartment complex, but our specialty is more the smaller properties. We
are located in La Verne. To service your property properly we need it to
be within a reasonable distance of our office, usually no more than a 1/2 hour
drive.
We do manage
many properties with HOA's, but we do not manage entire HOA complexes.
We generally do
not manage commercial properties. We do have a few where the owner also
owns residential property that we manage.
